The Builder provides a home warranty for the first year to the original owner. This service is provided by My Home Solution. Please note that warranty items are not Association related so the Association and the management company will be unable to assist you with resolutions.
One professional real estate sign is allowed in the window of a home for sale or for lease only. Handwritten signs are not allowed. Signs may not be placed in the yards or within common areas of the community.
Any exterior changes must first receive approval from the Morgans Run HOA prior to any start of work. In the Forms section of the Library, you will find the Design Review Request Form. Once this form is completed, forward it to the management company for Morgans Run HOA by mail, fax, or e-mail with any supporting documentation. The management company will then forward it on to the Architectural Review Committee for their review and decision. Every effort is made to complete reviews within 14 days so if you don't have a response within 2 weeks of submittal, please contact the management company to verify receipt. PLEASE make sure that you forward these requests on to Morgans Run HOA and not the master association, MNC.
The Master Insurance Policy only covers those items that are owned by the association including common areas, roof, and shell of the buildings. Homeowner insurance that the governing documents state you should have should include (at a minimum) your personal items, appliances, and rebuilding from the studs of the building in. For more information, contact your personal insurance agent or the agent carrying the Master Insurance Policy.

When the community is completed through build out, there will be 225 homes.

Please document all concerns you may have about pets within the community noting the pet's description, the location of the pet, the address of the home the pet belongs to, what your concern is with dates and times noted. Then, contact Castle Rock's Animal Control Officer, Dave Hutchings to discuss your concerns. His number is 303-660-1000 or via email at DHutchings@CRgov.com
You can also report concerns in writing to the HOA. Please complete the violation affidavit form that is located in the library of the Morgans Run HOA web site and forward the fully completed form to the manager of Morgans Run HOA. The HOA must go through specific steps and have items documented in writing. The steps include sending out multiple letters, providing for a hearing, and then fining.
Please note that the Animal Control Officer has the ability to do more (fines, pet removal, hearings, etc.) and at a quicker pace than the HOA can in regards to pet concerns. The HOA is limited to sending letters, hearings, and fines after a specific time line.
If you have moved in and did not receive a mailbox key, please contact the US Postamaster to receive a replacement key. In most cases, the post office will need proof of your address while you complete the request for key in person at their office.

This month's due must be received by the HOA by the close of business, today, to avoid late fees. Payments received will be applied per the Collection Policy.
