Welcome to the Morgans Run Homeowners Association website. Below, you’ll find helpful information for the most common homeowner, resident, and title company questions. Additional information is found throughout this website.
Community Insurance: Have you received notification from your mortgage company requiring a copy of the community’s insurance? Forward these requests onto the community’s insurance agent who is able to provide the requested information to your mortgage company. Architectural Plans: Are you interested in updating or refreshing your yard, or changing its appearance? Before you begin any modifications, please review the “Exterior Improvements” policy found in the “Documents” section, then under the “Governing Documents – Policies” link. The Exterior Improvements policy will provide guidance on what may or may not be acceptable. Once you have your plans ready, you may submit your plans on a fully completed, signed, and dated “Architectural Review” form found in the “Documents” section under the “Forms” link. To view this form, you must be logged in as a registered user for the community website. While a fully completed Architectural Review form is required, drawings, sketches, and additional details – including materials to be used, colors, shapes, sizes, heights, widths, lengths, and photos - are often required by the Architectural Review Committee before a decision can be reached.
Governing Documents: Do you have questions regarding the community rules? Questions about how to proceed with certain requests? Concerns regarding what you may see others doing? Start with reviewing the governing documents and policies for the community. You may view these documents online in the “Documents” section under the “Governing Documents – Morgans Run” and “Governing Documents – Procedures and Rules.” These documents provide lots of information regarding the expectations of the community.
Pets: Pet owners are at all times responsible for the care and actions of their pets. Pets must be actively monitored while outside of the home - pets must be leashed and under the active control of the pet owner. Pet waste must be promptly removed from both common elements and private yards, and appropriately disposed of.
Payments: Assessments are due on the 1st of each month, and are considered late if not received on or before the 10th of the month for which the assessments are due. Late fees of $25 are assessed on or after the 11th of the month in which a balance of $135 or more is due to the Association. You may mail payments to the community’s mailing address, Morgans Run HOA, 200 South Wilcox St, #110, Castle Rock CO 80104, or you may utilize Paylease.com. Please be aware that a late fee is based upon the date the payment is received, not mailed or initiated through Paylease.com. For individuals utilizing a check service through their bank, many bank checks arrive approximately 10-14 days “after” the payment is initiated – so mail bank initiated checks early to avoid late fees. If you have questions or are disputing late fees or your statement, these questions and disputes MUST be in writing – you may mail disputes to the address, above, or email this correspondence to Manager@MorgansRunHOA.com, or faxed to 720-746-2801.
Buying or Selling: If you are either buying or selling a property within Morgans Run HOA, a wealth of information is already online, including, but not limited to, financials, budgets, governing documents, policies, meeting minutes, newsletters, PUD reports, and more.
Leasing Your Property: While homeowners may lease their property to residents, it is the homeowner who remains responsible for such items as yard maintenance, fines, and the cost of repairing damages caused by or related to their residents. As a homeowner, be sure that you’re sharing the community website information with your residents to assist your residents with following the rules, and with mitigating concerns with the Homeowners Association.
Who to Call: Contact the management company when you observe damage to the exterior of the buildings, fences, mailboxes, irrigation system, lighting, and other common element property. If you observe matters better suited for the police, fire department, animal control (vicious animal / animal abuse), or for the utility companies, please contact them, directly.
